Repairs and Maintenance: Who’s Responsible?


While living in your home, repairs and touch-ups may occasionally be needed. Some repairs are the landlord’s responsibility, while others fall to the tenant. We categorise repairs into urgent and non-urgent. For urgent repairs, be sure to check out our Emergency Repairs section to learn more.

Below, you'll find some examples of both tenant and landlord responsibilities for non-urgent repairs, it is just a small selection of common repair items and if your item is not on the list and you are unsure if it's you or the landlords respsonibility to take care of, just drop us a line via contact details provided at the end of this article.


Tenant Responsibilities:

  • Clearing blocked drains or sinks caused by hair or household items
  • Unclogging kitchen or dishwasher drains due to grease buildup
  • Replacing light bulbs (unless there's an issue with the wiring)
  • Repairing damages caused by tenant actions, such as the misuse of appliances or minor paint chips
  • Managing mould growth caused by poor ventilation (excluding structural mould or faulty bathroom fans)
  • Addressing cockroaches and pests during your tenancy
  • Replacing batteries in removable smoke alarms (this doesn’t apply to social housing tenants)

Landlord Responsibilities:

  • Fixing loose cupboard hinges
  • Repairing stuck blinds or curtains
  • Addressing dripping taps, toilet flushes, or shower heads
  • Repairing dishwashers
  • Replacing cracked or stuck window glass
  • Securing loose door handles
  • Tightening loose toilet or towel holders
