How to Switch Property Managers
Is Your Property Manager Letting You Down?
If you've been feeling let down by your current agent, you're not alone — and you don't have to put up with it. Poor property management doesn't just cause frustration, it directly costs you income on what is likely a 6 or 7 figure investment. You may benefit from switching property managers if:
- Your property manager is not responding to emails or calls
- Promised actions are being delayed repeatedly with no follow-through
- Your agent has not visited your property in the past 12 months
- Rent reviews have been missed, leaving money on the table
The good news? Switching to a new property manager in Sydney is far simpler than most landlords expect — and you don't need to deal with your current agent at all.
How to Switch Property Managers
At Sydney Realty Group, we've designed the transfer process to be as hands-off as possible for you. Changing property management companies requires just two documents, both signed digitally from your phone or PC — that's it.
Step 1 — Management Agency Agreement (MAA)
The Management Agency Agreement formally authorises Sydney Realty Group to act on your behalf. It clearly sets out our full scope of services, fee structure, bill payment responsibilities, and any additional requirements specific to your property. You'll always know exactly what you're getting. Signing takes just a few minutes and is completed entirely online.
Step 2 — Notice of Transfer
At the same time as your MAA, you'll sign a Notice of Transfer — the document that formally notifies your current property manager that Sydney Realty Group will be taking over. You don't need to make that call yourself. We contact your existing agent directly on your behalf.
What Happens After You Switch Property Managers?
Once we receive your signed documents, here's exactly what we do:
- Contact your current agent — We handle the entire handover communication so you don't have to
- Onboard your tenants — We introduce ourselves and send a comprehensive welcome pack covering rent payment details, maintenance contacts, and our emergency numbers
- Conduct a routine inspection within 14 days — We assess your property's condition and meet your tenants face to face so we have a full picture from day one
- Resolve all outstanding issues — From overdue repairs to NCAT tribunal hearings, we pick up everything from the moment we take over
Rental Incoming During the Transfer
Your tenant continues paying rent to your current agent up until the transfer date. From that point forward, all rent is redirected to Sydney Realty Group — ensuring zero disruption to your rental income throughout the entire switching process.
