Adding/Changing Occupants
Who is an Occupant?
Life changes, and so can the people you live with. Anyone not listed on the lease is considered an "occupant" under the Residential Tenancy Act. If an occupant moves out and a new person moves in, we can help by notifying the landlord and building manager, but there are costs and steps you should know first.
Can I Replace an Occupant?
Yes, but approval is required from both the landlord and building/strata manager. Each building has different rules (e.g., minimum 90-day stays or fees for new swipe cards). Review your building’s bylaws before requesting a change. Landlords can only refuse a new occupant for valid reasons, such as concerns about suitability.
Documents Needed for a New Occupant
Provide the following for the new occupant:
- Full name
- Phone number
- Email address
- Reference contact
- Photo ID + a second form of identification
Costs of Changing Occupants
A $33 (GST inclusive) admin fee applies for processing the change. Additional costs (e.g., swipe cards or strata fees) are not included and must be covered separately.
