Whether you're wondering how to get a rental property for the first time or you've been through the process before, a strong, complete, and well-presented rental application is often the difference between getting the keys and missing out. What Landlords Look For
Before you start pulling documents together, it helps to understand what a landlord actually wants in a tenant. It all comes down to a few key things:
- Can you pay the rent on time?
- Will you look after the property?
- When can you move in?
- How stable are you as a tenant — do you move often?
An investment property is a business decision for most landlords, even if they don't always think of it that way. The sooner you can move in, the less vacancy they carry. The longer you stay, the fewer fees they pay an agent to find a replacement tenant. Everything leads back to the two things that matter most — which applicant gives them the most financial stability and will you take care of the property?
Documents You Need to Include

That way, if you love the property, you can move quickly. When submitting your application, make sure the following documents are included in your lodgement.

How to write a rental cover letter
A cover letter is not required, but in a competitive market it is one of the easiest ways to stand out. Keep it short — one page at most. Property managers are busy and won't read an essay.
A good cover letter covers four things:
- Who you are: your name, occupation, and who will be living at the property
- Why this property: mention something specific about the home or location that makes it right for you
- Why you are a reliable tenant: reference your rental history, length of employment, or any other relevant factor
- Any special circumstances: pets, working from home, or anything the agent may need to know upfront
- Any hobbies/lifestyle: You might have common interest with the landlord, and people tend to feel more comfortable/trusting of others that share similar interests/backgrounds
Be genuine and approachable. A personal, well-written letter shows you are serious about the property and gives the landlord a reason to remember your application over others.
Your best supporting Document
If you have rented before, your rental history is the most powerful part of your application and most of the time will determine if you get a rental application. We will contract previous agents directly, so make sure your listed references are aware they may receive a call.
If you are renting for the first time — for example, moving out of home or returning from overseas — be upfront about it and compensate with stronger income evidence, extra references, and a detailed cover letter. First-time renters are approved every day; a complete and honest application goes a long way.
If you have a blemish on your rental history, address it briefly in your cover letter rather than hoping it won't come up, we do appreciate honesty!
References: Who to Ask and What They Should Say
Aim for at least two references. The strongest combination is a previous property manager and your current employer. Character references from friends or family carry less weight but can be included as a third option.
A good response should confirm how long the referee has known you and in what capacity, that you are reliable, responsible and easy to communicate with. It goes without saying, let your referees know to expect a call. An unanswered phone during the assessment period can slow down or cost you an application.
Tips to Make Your Application Stand Out
- Apply the same day as the inspection — If you like the property, don't wait, apply straight away. Some of our rental properties receive over 10 applications during first open
- Fill out every field — If there are multiple application on an agent's table and your application have missing information, the agent may not call you back if other applications already fit the landlord's needs
- Submit in the format requested — if the agent uses 2Apply, Ignite or Snugg use that platform rather than emailing documents separately
- Follow up once — a brief, polite message the day after applying shows genuine interest without being pushy
