When you begin your tenancy with SRG, you'll receive an email invitation to access your tenant portal — your secure, 24/7 online hub for everything related to your rental property.

SRG uses the PropertyTree tenant portal, powered by MRI Software — one of Australia's leading property management platforms. From viewing your lease details and rent ledger to lodging maintenance requests and messaging your property manager, the portal puts you in control of your tenancy from any device, at anytime.

What Is a Tenant Portal?

A tenant portal is a secure online platform that gives you self-service access to your tenancy information at any time. Instead of waiting to hear back from your property manager for routine queries, you can log in and find what you need instantly — whether that's your latest rent receipt, your lease end date, or the status of a maintenance request you submitted last week.

How to Get Access to Your Tenant Portal

Access to your SRG tenant portal is set up by your property manager when your tenancy commences. You do not need to sign up yourself — we send you a direct invitation. Here is how it works:

  1. Check your inbox — Look for an invitation email from SRG sent to the email address you registered with us. It will include a unique link to set up your portal account.
  2. Click the link — This takes you to the PropertyTree portal set-up page.
  3. Create your account — Select "Create a New Portal Account" and enter your email address.
  4. Enter the verification code — A 6-digit code will be sent to your email. Enter it to verify your identity.
  5. Set your password — Choose a password and log in. Your tenancy details will be waiting for you.

If you have previously used a PropertyTree tenant portal with another agency, simply click Login and use your existing credentials. Your new SRG tenancy will appear automatically in your account — no need to create a new one.

What's Inside Your Tenant Portal

Once you're logged in, your portal gives you instant access to the key information and tools you'll use throughout your tenancy — all in one place, available 24/7.

Here's what you'll find:

  • Tenancy Overview — A snapshot of your property address, current rent status, outstanding bond monies, and your lease start and end dates.
  • Rent Ledger & Receipts — View and download your full rental payment history or generate a ledger for any date range. Useful for rental applications, Centrelink/Services Australia or home loan purposes — no need to contact us.
  • Invoices — Access any invoices relevant to your tenancy, stored and available to download at any time.
  • My Documents — All documents shared by your SRG property manager are stored here securely, including your lease agreement, entry condition report and inspection reports.
  • Account Settings — Update your personal details and notification preferences directly within the portal. To change your registered email address, contact your SRG property manager as this needs to be updated on our end first.

Check your junk or spam folder first. If it's not there, contact your SRG property manager with your registered email address and we'll resend it straight away. Invitations are sent manually by our team, so timing may vary slightly from your move-in date.

Yes. Download the MRI Property Tree Connect app from the Apple App Store or Google Play and log in with your existing portal credentials. Everything available on the web version is accessible through the app.

Log in to your portal, navigate to your tenancy ledger and select the date range you need. You can download it directly as a PDF — no need to contact your property manager to request one.

Yes. If you rent multiple properties through agencies using PropertyTree, all tenancies can be linked to the one login. Each property appears separately in your account. Let your SRG property manager know if you need help linking them.
